Wednesday's public hearing to address proposed subdivision on Semanski Street in Enumclaw

NOTICE IS HEREBY GIVEN that the Hearing Examiner of the City of Enumclaw will hold a public hearing in the Council Chambers located at 1339 Griffin Ave on Wednesday November 17, 2010 at 5:30 pm, to consider a proposed subdivision of property located at 445 Semanski Street.

The proposal is to subdivide 9.85-acres of land zoned R-3 Mixed Residential into 48 single-family detached lots. The project also includes the installation of required plat improvements (roads, utilities, and stormwater detention facilities). All lots meet the city code requirements and range in size from 6,200 to 8,102 square feet (sf). The average lot size is 6,497 sf, with an average density of 4.87 dwelling units per gross acre. This development includes a 25,386 sf underground storm system and detention/water quality vault.

On October 27, 2010, the City of Enumclaw issues a Mitigated Determination of Non-significance (MDNS) for the proposal. The mitigation of the adverse impacts required, among other conditions, that the development contribute to a pro rata share contribution for future improvements to the Semanski St and Warner Ave intersection. A copy of the SEPA MDNS is available at the City’s website or at Community Development Department office located at 1309 Myrtle Avenue. Written comments on the SEPA determination must be received by 4:30 pm, November 10, 2010.

At the time and place stated above, all interested parties will be heard. All persons owning property within a radius of 300 feet thereof are especially notified and invited to be present and to offer any comments they may have regarding the proposal. No new materials, testimony, or statements shall be considered after the date of this public hearing. Written comments may be submitted to the Department of Community Development prior to the date of the hearing. Written materials may be submitted and oral testimony given at the public hearing.
